Anybody EVER close a short-sale & if so how long & did the bank pay closing? Any Happy Endings or "Differents"?
So me and my fiancee have been looking at real estate properties for quite some time now and we have tried to stay away from short-sales due to all the negativity. But currently we have found a home we LOVE and think has alot of potential but unfortunately it is a short-sale. So we decided (ignoring everybody's bad forthcomings) to put a bid on the property. The property needs ALOT of TLC and it is deffinitely not worth what the asking price is, so we put a bid in (considerably lower than the listing price) for what we think it is worth keeping in mind all of the work we are going to need to do and also putting in that the bank will pay ALL closing costs. My realtor contacted the sellers agent and gave her our bid and tried to get a seller's disclosure, especially since its a short-sale and needs TLC. The seller's agent told my agent that she was having an issue getting ahold of the sellers, which meant no seller disclosure. It has now been 4 days and my realtor called me today and said the sellers have accepted my offer and will be faxing over a seller's disclosure and they are sending the bid to the bank, which is completly surprising to me! Now due to this my whole outlook has changed and now I want to still proceed, which I don't know if I am still just in way over my head (but aren't we always). MY QUESTION: Since the property is way overpriced and needs alot of TLC, I don't believe alot of offers have been coming in. Could this possibly work to my advantage and even though it only took 4 days for the seller's to respond out-of-the-blue, does it mean I could have the same chances with the bank? With the economy, has short-sale closings highered due to the banks going under or are my chances worse now? And even if they do accept, what about closing? How many of yall have successful short-sales, how long did it take, and what about the bank paying closing? Has there EVER been a "happy ending" short-sale that beats the odds and goes through smooth, fast, and "perfect?" I just want to know if there is a snow chance in Hell that this short-sale could be "different?"
